These are the general policies that govern this property. Specific policies will be outlined in the lease and those policies will be considered binding. This list shouldn't be considered all-inclusive.
Rent, Deposits and Fees:
Rent is $850/month
Application Fee is $35/person on the lease and is non-refundable
Security Deposit is $850 and is refundable if tenant moves out at the end of their lease leaving the property in the same condition as when they moved in
Pet fee is $300 and is non-refundable
Returned check/payment fee is $25 and all future payments must be in cash
Late fee is $5/day
Rent Discount and Late Rent Policy:
Rent is due by the first of the month. If rent is received BEFORE the beginning of the month rent will be discounted by $15. A grace period of five days applies so rent received by the 5th of the month won't be considered late. Beginning on the 6th of the month a late fee of $5/day will apply.
Occupancy Limit:
This property is serviced by a septic tank with a limited capacity so occupancy is limited to three (3) people per unit.
Pets:
A single dog under 30 pounds is allowed with approval. Dogs must not pose a danger to the property or to other tenants. A non-refundable pet fee of $300 is required. Tenants are responsible for all damage caused by their pet. Pet fee may be split and paid as an additional $100 to each of the first three month's rent. Dogs must not bark excessively and must be kept in the fenced-in yard, or on a leash or tie-out line when outside the unit.
Utilities:
Water is included up to $30/month total (both units). If water bill exceeds $30 overage will be split and billed to tenants.
Trash service is included (pickup is on Thursdays).
Curbside recycling is included, no sorting necessary (pickup is every other Tuesday).
Electric service must be provided by the tenants. Continuous service is required.
Television is available by satellite at the tenant's expense.
Internet and telephone service are available at tenant's expense.
Lease:
A lease of at least 12 months is required. Tenant may opt for a lease of up to 24 months to lock in current rent.
Smoking:
This property is designated non-smoking. Smoking isn't allowed by tenants or guests inside or on the property outside of the unit.
Insurance:
Tenant's property isn't covered by owner's insurance policy. We strongly recommend that tenants have a renter's insurance policy to protect their belongings and their liability.
General:
A maximum of two vehicles is allowed per unit and they must be parked in paved parking areas. Vehicles include cars, trucks, vans, motorcycles, trailers, rvs and boats. Work vehicles are also included in the limit except for police cars driven home by officers.
The front porch and grounds of the property must be kept clear and aren't to be used for storage. A minimal amount of outdoor storage is available around your back patio but should be kept orderly and neat.
